How we built Pag’s Properties for owners and renters.

Pine State Creative organized two very different visitor journeys into one site. We made the management offer easy to assess and gave prospective tenants and current renters direct paths to the information and forms they need.

The brief

One business serves rental owners, applicants, and current tenants. Each group comes with different questions and a different next step.

Our approach

We separated those journeys in the navigation and copy, then connected each to a focused page or form instead of sending everyone to a general contact page.

What we built

A responsive management site with clear pricing, rental availability, owner inquiries, household pre-screening, and tenant maintenance requests.

Information architecture

We gave each visitor a useful way in.

The site needs to explain a management service to an owner and support a rental search or maintenance issue for a tenant. We made those paths visible from the first screen and the main navigation.

For owners

Management and pricing pages explain the recurring work, percentage tiers, included leasing and placement, and how to request a property-specific conversation.

For applicants

Available rentals lead into a household pre-screen. The form gathers property interest and separate details for each adult without asking for sensitive screening documents at this stage.

For current tenants

Maintenance has its own route, with space to describe the issue and clear direction for urgent problems. It does not compete with the owner sales path.

Positioning and copy

We made the offer specific before the inquiry.

We translated the management model into pages an owner can compare: what day-to-day work is included, how the 7–10% tiers change with portfolio size, and which services do not add a separate fee.

Local Greater Bangor language and direct answers to common questions give the site context without burying the practical terms behind a sales call.

Forms and rental workflow

We designed the requests around the work that follows.

Each form asks for the details the business needs to take the next step. The rental pre-screen is distinct from a formal background or credit check, and the maintenance route is distinct from a new management lead.

Management inquiry

Owners can share the location, unit count, occupancy, and type of help they need before discussing fit and pricing.

Household pre-screen

One submission can include multiple adult applicants, each with contact, residence, and income details. Sensitive identifiers are left to any later formal screening process.

Maintenance request

Tenants can describe the property issue and permission to enter, while urgent and emergency instructions remain easy to find.
